Building Surveys
This type of survey is suitable for all types of residential properties and provides a detailed description of the condition and construction of the property with supported guidance and related impending problems. It also provides cost estimates for the essential repair works. A Building Survey is likely to be used if the property has had extensive alterations, in a dilapidated condition or when refurbishment is being considered. The report provides a wide range of defects.

Party Wall Matters
We can provide advice concerning the Party Wall etc. Act 1996, and have experience acting as either the Building Owners Surveyor, the Adjoining Owners Surveyor or as Agreed Surveyor. Our work as Party Wall Surveyors may include the serving of the notices, the preparation and agreement of schedules of conditions, and the issuing of Awards.

Schedules of Condition
We can provide for both commercial and residential properties, schedules of condition covering properties for general building works which are most often used in connection with party wall awards. A schedule of condition is a detailed record of any defects or imperfections to particular areas of a building at a particular date which is used to support the determination as to whether any reported damage was present prior to the commencement of any building works. As party wall surveyors we can undertake a re-inspection of the building and determine whether any damage has occurred and make recommendations as to what repairs are required.
Condition Surveys
A condition survey is similar to that of schedule of condition but provides condition ratings that is subject to the severity of defect with remedial measures. Understanding the condition of a property is fundamental for all property owners in order for them to adequately maintain the building condition and plan for future maintenance to keep the property functioning.
Expert Witness
Whether we are appointed as a Single Joint Expert, or a Party Appointed Expert we prepare inspection reports on behalf of Tenants, and Landlords who have been subject to litigation proceedings due to alleged housing disrepair issues. Our clients include social landlords, local authorities, housing associations and private landlords. As an Expert Witness we have a duty to give to the Court or Tribunal an impartial opinion on particular aspects of matters within our expertise which are in dispute. Our Surveyors have been trained to carry out Expert Witness reports in line with the prescribed requirements of the RICS.
Defect Diagnosis
As Chartered Building Surveyors, the knowledge of related building defects is at the core of our training which involves the analysis of a building construction to understand causes of failure or loss of performance to enable the identification and recommendation of appropriate methods of repair. Typical defects noted on building requiring diagnosis may relate to:
1. Structural Movement
2. Water Ingress
3. Condensation
4. Timber decay
Further investigation may be required following on from the opening up of building materials or periodic monitoring.
